Country-Specific Floor Plan Area Regulations

PinPoint calculates the living area of a floor plan according to the national standard selected from the drop-down list when opening the Floorplan tool.

The available standards include Germany and 20 additional country-specific regulations (see the table below). While all standards are based on the respective published regulations, only the German standard has been fully validated against official reference calculations. The remaining standards are therefore considered experimental.

To support customisation and future enhancements, each country configuration is provided as a separate, editable file. This allows users to review and adjust calculation settings if the default rules do not fully meet their specific requirements.

Note: If a country configuration file is modified, it is strongly recommended to rename both the file and the corresponding ID defined within it. This ensures that custom configurations are not overwritten when updated default configurations are delivered in future releases.

The table below lists the implemented regulations and highlights any known limitations or important considerations for each configuration.

Walloon graded coefficients — modelled exactly. Valid for Wallonia only.

Room predicate (≥10% ≥2.13 m, then >1.52 m)

RMS is defined to the exterior wall for detached houses → interior measurement reads smaller; below-grade area not auto-detected.

Cut at 1.5 m

SIA 416 distinguishes NNF / NGF / construction area; a single net figure to interior faces is reported.
